For Tenant Evictions...
Residential Evictions:
We charge a Flat Legal Fee of $550 from start of the case all the way to the conclusion. In our experience, the majority of tenants under eviction do not challenge their eviction. However, if one does, we attempt to get the tenant(s)’ response struck or denied by the judge, without any additional legal fees. Sometimes though, in about 1 in 25 eviction cases, a hearing, mediation, or additional court filings are required. If so, additional legal fees charged are $250 per hour for an attorney’s appearance at any hearing/mediation/trial including, travel and preparation time. Most of the time, the additional legal fees will take only 2 or 3 hours. (Please see our Retainer Agreement for more details).

How Do We Charge Such a Low Fee?
The Eviction Law Firm has processed over 15,000 tenant evictions and is very knowledgeable about the eviction process, ready to address any response or defense raised by the tenant, and knows what the Judges expect in order to win our Eviction cases.
Unlawful Detainers...
Squatters, Guests that Won’t Leave,
Unknown or Unauthorized Occupants:
To remove those persons and their personal belongings, an Eviction may not be the proper legal action. You may need us to bring an Unlawful Detainer lawsuit to remove them.
Squatters
- A squatter is typically someone who takes possession of a rental property without the permission of the landlord or property owner. THE SQUATTER TAKEOVER
Guests
- Having someone stay without you or allowing them to have access and use of your property may be ok for a period of time. But when they begin to over-stay their welcome and then take advantage and refuse to leave, an Unlawful Detainer case may be needed.

Ejectment Actions...
Options to Purchase, Claims of Ownership of the Property:
Ejectment Actions are brought when a tenant, or other person staying in the rental property, refuses to vacate and claims to have an ownership interest in the rental property. A typical situation is when a Lease includes an Option to Purchase clause, and the tenant claims to have exercised this Option and paid some of the money toward the purchase price. There are other scenarios that would require an Ejectment Lawsuit and not an Eviction. Like eviction cases, after the conclusion of the Ejectment Lawsuit, a Writ of Possession is issued by the Clerk of Court that requires the Sheriff to remove the Defendants/Tenants.
